To make sure you are prepared, we created a simple four-step approach to ensure everything runs smoothly.
After you receive our design proposal, we move into the Planning Phase. During this time, we finalise the floor plan, but we also draw up a detailed scope of work for a couple of contractors to quote on. Often, we tweak the scope of works and / or material choices to accommodate the budget. During this time, we also work out the designs in more detail. We could shortlist some materials like tiles and discuss what fittings would be suitable in the design. Next to quotes for fittings, we also assist in getting quotes for aircon and other third party costs. It would be good to give yourself about four to six weeks after signing off on the design proposal to work these details out. We also offer a full suite of artist impressions, which normally take about four weeks to complete. Normally, we start on these when we pick materials like flooring and tiles.
Once we finalise the floor plan and scope of works, we are moving into the Detailing Phase. We would need access to the unit for exact measurements and checking on any structural changes and utility set-up which are not reflected on the floor plan. Once we have this information, we start work on the technical drawings. We finalise on the materials to use, draw up electrical and utility plans for the contractor to work from. In this phase, we also provide detailed carpentry drawings and work with you on shortlisting all fittings required. In total this process takes about four weeks, and ideally this is the period when we have full access to the unit, but renovations have not fully started on site.
While most projects start when we are still detailing, we do oversee the contractors on site. We will make regular site visits and liaise with the tradesmen and workers to ensure the works are done according to our plans. We have to implement ad-hoc changes, due to site situations or other changes. During this phase, we are the single point of contact with regards to the project to streamline communication and ensure works are done according to plan. To give a timeline for the renovation duration depends on the scale of the project, but also on how fast decisions are made. On average, renovations take about three to four months, but for larger scale projects, we often recommend up to six months. For landed homes, the renovation period can stretch up to eight months.
After the contractors are done, we move into the final phase: Design Implementation. We will help source for furniture and soft finishings during the renovation project and after the contractors are done, we will help to set up your new home as planned. During this phase, touch ups will still be done, and we will be shopping for last minute items. It would be good to keep about three to four weeks as a timeline for this, so there is time of proper cleaning and airing the place after construction.
